The latest strata building in the news highlights difficult building defect issues …

It’s great to have a ‘watchdog’ in NSW trying to find and get defects fixed before building completion by site inspections, prohibition/rectification orders, and withholding occupation certificates. But is this just chipping away at the corner of the strata defect problem given its size, the complexity of building defects, the new building-only focus, and, patently inadequate legal rights?

Why is research about Australian rental housing relevant to the strata title sector? Well, that’s because half of all Australian strata title apartments are tenanted, and since the residential apartment rental market has been a bit like the Loch Ness monster in a strata lake.

Strata pets aren’t celebrating in every state yet, as some places [like Queensland] are still making and enforcing by-laws and rules that prohibit pets or impose very strict controls on them. Are they right or are they out of step with laws, social moods, and post-Covid times?

Getting sued is no fun. But, when a strata building is sued by one of the strata owners, complex issues about jurisdictions, legal principles, intra-owner obligations, and relations have proved hard to resolve and many remain unsolved.

What we need to help strata consumers is a panel of non-consumer experts to solve their problems [no-one ever said]. So, is the new Property Services Expert Panel in NSW the exception to the rule?
