New Years' Resolutions: Strata Style

Shouldn't we be trying to commit to better strata practices ...

If you’ve just joined the gym again, dusted off those leggings & Nike’s, or thrown out that vape, as part of the new 2022 you, then maybe it’s also time to make a few strata style New Years resolutions too. Even if they don’t make it all the way to Xmas, any steps towards better strata outcomes can’t be a bad thing.

Introduction

There are many traditions for New Years’ Eve around the world. Some of my favourites include the following.

In South America, where Ano Viejo is celebrated by creating a fake person or dummy (completely dressed and stuffed with old newspapers and firecrackers) and at midnight each family lights the dummy on fire. 

In Greece, where St. Basil fills the children's shoes with presents at midnight.

In Denmark where it is a good sign to find your door littered with a pile of broken dishes on New Year and old dishes are saved all year to throw at the homes where their friends live.

And, in Nepal [where New Year’s Eve isn’t actually on 31 December each year], there is a four-day parade and celebration of family and food.

But, the most famous western tradition is to make New Years’ resolutions promising to be better and/or to do better things.

So, what kind of New Year’s resolutions would a strata building make since they don’t need to lose weight, get fitter, drink more water, or, quit smoking [or do they]?

Some 2022 Strata NYE Resolutions

Here are a few ideas for 2022 New Year’s resolutions for strata stakeholders.

  • To catch up on unfinished business like delayed strata owners works approvals and by-laws for renovations.

  • To resolve those long-running disputes between the strata buildings and strata owners in a fair and balanced way.

  • To make sure all outstanding or overdue certifications, lodgements and compliance forms are completed, signed off and submitted.

  • To chase up the outstanding strata levies and get the strata building’s cash flow in order.

  • To pay all those overdue accounts and resolve those disputed invoices from contractors.

  • To get all those parts of the common property that need repair fixed or at least quoted so the work can be approved.

  • To make a better assessment of what medium and long term works are needed in the strata building, when they should happen and what it will take to fund them.

  • To update strata owners on what’s really been happening in the strata building and what’s planned for the year.

  • To get the annual general meeting notified and held on time (finally).

  • To get a new and better (choose the service provider you’re most unhappy with) for the strata building.

  • To make a submission on the latest proposal to improve strata laws so that you can say at least you tried.

So, let’s all make some great New Year’s strata resolutions and try to make them happen in 2022.
